There's no single number that fits every house in this area, and we won't pretend there is one. What drives a quote here is the door itself: the spring size, the track style, and whether the opener is original to the house or a later swap. Dana Point homes went up anywhere from 1938 to 2015, with the median build year around 1982, so the hardware behind two doors on the same street can be decades apart in design. A torsion spring sized for a house built when the median was still years off looks nothing like the extension-spring setup common in the 1980s and 90s stock that makes up most of the ten areas we work in. We'll tell you the price after we look at the door, not before, because guessing a number over the phone for a house we haven't seen is how you end up quoted wrong. One honest limit: if a part is unusual for the era of your house, it may need to be ordered, and that adds days, not hours, to the job.
What Most People Get Wrong
The most common mistake we run into is an owner assuming their door hardware matches their neighbor's because the houses look the same from the street. They often don't. With construction spanning 1938 to 2015 and a median year of 1982, a block can mix a house from the original wave with a 1990s infill build, and the garage door systems inside them are not interchangeable. People also assume a spring failure means the whole door needs replacing. Sometimes it does, especially on doors old enough to have been installed before current insulation rules applied to garage doors on houses built before insulation rules took hold, but plenty of these failures are a single part on an otherwise sound door. The other misread is treating opener age like door age. An opener gets swapped more often than the door panel or track it's bolted to, so a newer opener on a much older door setup is normal here, not a red flag.
